Rochester’s housing market is hot. A remarkable 73% of homes sold above list price in April. The city also had the highest sale-to-list price ratio in the country that month, meaning buyers were regularly paying more than what sellers originally listed their homes for. 

That momentum hasn’t slowed. Today, homes are selling in just eight days, and there’s only one month of housing supply on the market – far below the 4–5 months that’s considered balanced.

It hasn’t always been this way. Ten years ago, there were 7.3 months of supply, and the typical home sold in 115 days. However, as people moved in droves during the pandemic looking for affordable metros, Rochester became a hotspot. Today, the Rust Belt city has transformed into a hip metropolis. 

But with this popularity comes quickly rising house prices; the median sale price hasn’t fallen on an annual basis in Rochester since September 2016. People are willing to spend top dollar for a house in Flower City.
